Spring 2026 Home Buying in Fresno: What Central Valley Buyers Need to Do Right Now

Spring is traditionally the busiest season for real estate in the Central Valley, and 2026 is shaping up to be no exception. Inventory in the Fresno and Clovis market typically increases between March and June, giving buyers more choices — but also more competition. After more than 40 years helping Central Valley families finance homes, I can tell you that the buyers who move quickly and come prepared are the ones who win in a spring market.
Here’s what you need to do right now to be ready.
1. Know Where Your Credit Stands Today
Your credit score is the single biggest factor in determining your interest rate and which loan programs you qualify for. In today’s market, the difference between a 680 and a 740 credit score can mean hundreds of dollars per month on your payment.
Pull your free credit report at AnnualCreditReport.com and look for any errors or old accounts dragging your score down. If you find something, dispute it now — not after you’re already in contract on a home. Give yourself at least 60 to 90 days to clean up anything that needs attention before you start shopping.
2. Get Realistic About Your Budget — Including the Hidden Costs
A lot of buyers in Fresno focus only on the purchase price. The monthly payment tells a more complete story. Make sure your budget accounts for all of these:
- Principal and interest on your mortgage
- Property taxes (Fresno County runs roughly 1.1% to 1.25% of the purchase price annually)
- Homeowners insurance
- HOA dues if applicable — common in newer Clovis and northwest Fresno developments
- Any Mello-Roos or special assessments in newer subdivisions
- Monthly maintenance reserve — I suggest budgeting 1% of home value per year

4. Don’t Overlook Down Payment Assistance Programs
Many Central Valley buyers — including move-up buyers, not just first-timers — qualify for down payment assistance programs they don’t know about. CalHFA, Golden State Finance Authority, and several Fresno County programs offer grants and deferred loans that can cover part or all of your down payment.
VA loans offer $0 down for eligible veterans and active-duty service members. USDA loans offer $0 down for properties in qualifying areas throughout the San Joaquin Valley including parts of Madera, Sanger, Reedley, and Selma.
